Whether to Buy or Sell a home is one of the biggest decisions anyone makes and brings up the question “should I move?” To this I always ask “why do you want to move?”
I have had a surprising number of people respond with “I want to collect on the increase in value since I purchased”. They believed that they could sell their home for top dollars and buy a similar home for much less. For anyone who has not guessed already, this will not happen. All homes of a similar style, area, size and with similar features will sell for similar prices. Once you account for real estate fees and closing costs, a move can have significant expenses.
So why should anyone move? The simple answer is, because they need something that the current home can not give them. The longer answer involves cost comparisons with renovating, accounting for the inconvenience of both selling a home and renovating a home and whether or not a renovation is even possible.
Move If you can not renovate
Probably the best reason to move is because you can not renovate your current home to suit your needs. Things that can not be renovated include location, more parking or space if your zoning does not allow for more, sewers and gas lines if you live in a remote location and any other feature that you want that is not available because of availability or local laws. So if you own a home on a main street, with no parking spot, no lane or area where parking may be created, and your family is growing and you have safety concerns and parking needs. You should seriously consider moving to a home on a quiet street with parking.
Move if the cost of renovating is too high
One should also consider the cost of renovating. Not all renovations will increase the value of your home. As a general rule, the higher your expenses for renovating the less value you add to your home in relation to the amount spent. So a renovation costing $200,000 may only increase the value of your home by $100,000. This is dependant on what you are doing and how you are doing it. An extreme case of this would be down sizing. You want a smaller home with less maintenance and less expenses for what ever reason. You could knock down your current home and build a little cottage, or you could move and pocket the difference in values between the two homes.
Move If you can not deal with the mess
As we all know renovating can be messy and have numerous surprises. If you do not think that you can put up with trades people tracking through your home, services being disrupted or any of the other possible inconveniences of renovations, then you should seriously consider moving.
If your current home can not easily be changed into what you want for a reasonable price that you can afford, or you do not want to deal with renovations, then moving would be a good alternative. Unless you have multiple homes you should not concentrate on making money so much as consider what kind of home and lifestyle you want to live in. If your current home does not suit you, you may want to consider moving. The choice to move or renovate is yours. Know what you are trying to accomplish, and make sure that you have all the information you need, and you will be happy that you made the best choice for you.

Questions Sellers Should Ask in Agent Interviews:
1. Is your license in good standing?
You can check an agent’s certification yourself with your state’s department of real estate. Avoid working with an agent whose license is not in good standing.
2. How many years of education and experience do you have?
Experience and continuing education typically make for better agents.
3. 3. How many homes have you sold in my neighborhood?
An agent who specializes in the area in which you are selling your home is preferable. This agent will be the most familiar with recent sales activity and will be able to recommend a good market price for your home.
4. At what price do you think my home can sell given the current market?
This will allow the agent to display his knowledge of your market.
5. How many other sellers are you representing now?
The busiest agents often are the most efficient.
6. Will you handle all aspects of my transaction or will you delegate some tasks to a sales associate or administrative assistant?
A knowledgeable assistant can be invaluable, but make sure that you can connect with your agent when you need to.
7. How much can I expect to pay?
Commissions are negotiable depending on what kind of listing arrangement you have with your agent.
8. Can you give me a Comparative Market Analysis (CMA) of recent sales in the area and homes currently on the market?
This should contain listing and sales prices for recently sold homes as well as sales prices and the listing date of homes currently for sale. It also should include detailed property descriptions (such as square footage and numbers of bedrooms and baths).
9. What does your marketing package contain in addition to a Comparative Market Analysis?
Listing presentations should also include a suggested asking price for your home, information on the local housing market, advertising plans, a discussion of various listing agreements, and an analysis of sale proceeds at various price points and commission levels.
10. Can I list my house with you for 60 to 90 days?
Most consumer experts agree that a three-month listing period, or less, is best. You can always renew the listing agreement at that time.
11. Where will you advertise my home for sale to attract buyers?
Most agents will provide you with a list of newspaper outlets and Internet web sites where they will pay to advertise your home in order to sell it within your timeframe.

If your child is struggling with learning or behavior, and these issues are impeding their ability to function optimally in school, you may have to consider the possibility of a learning disability. The good news is that there are a ton of services available to your child, and they’re free to access. These are called special education and related services.
First of all, you needn’t be upset. As a school psychologist, I see approximately 20% of the student population for one reason or another. Services range from In-Class Support to Out-of-District Placement, and the range in between is significant. There are Resource Center placements that place your child in a smaller class environment for an extra period each day; there are replacement classes that offer a full class period of instruction in the Resource Center instead of the mainstream environment; there are self-contained classes for students with more significant learning difficulties.
If you suspect your child has a learning disability, your first course of action is to request an evaluation. You’ll write a letter to your district’s IEP Team and they’ll have a short time period (usually 20 days) to get hold an Identification meeting with you. At that meeting, you’ll discuss your child’s difficulties with the Team, which consists of (at a minimum) a School Psychologist, Social Worker, Regular Education teacher, Special Education teacher, and district representative, which may or may not be one of the aforementioned members. At this meeting it will be decided whether or not to evaluate your child.
If your child is deemed to necessitate an evaluation, then a three-pronged evaluation will begin. Your child’s IQ will be assessed, as will be their learning profile. A background interview will be conducted during which you’ll provide all pertinent information on your child. You’ll receive copies of these reports within a 90-day period.
You’ll reconvene to discuss the results of the assessments within three months. At that meeting it will be decided whether or not your child qualifies for services, and placement will be discussed when the Individualized Education Program is devised. You’ll have plenty of opportunities to interject and offer your opinion - after all, it’s your child! If you disagree with the findings, there are procedures you can take. You can refuse services altogether. Remember, though, that if your child is found to be learning disabled your Team may initiate a Due Process hearing to implement services if you refuse. There are legal protections for you, and for your Team.
Whatever the outcome, at the very least you’ll have a detailed learning profile of your child. You’ll be able to get them the help they need. And they’ll be better off after the process is complete.

Have you ever thought of this? When you were young and at school the teachers always reprimanded the dreamers - “You live on another planet”, “You’ve got your head full of silly notions!” and the like.
Then we are in the playground. The boys say, “I’m gonna jump over that garbage can” and the other boys say, “Nah, you’re not good enough, you can’t do that.”
You back up and run your hardest at the garbage can and try to ignore the taunts of your disbelieving friends - you leap - and on passing over the bin, catch your foot and crash down”.
You can still hear the laughing and to this day blush in embarrassment when you think about it. Perhaps your teachers were right - dreams are silly. Perhaps the other kids were right - you’re not good enough.
Do you relate to this? Many of us do. If something like this has happened to you in the past you will know the disbelief and laughter of your childhood peers can cut a very deep wound. But you know there is a wound that is far worse than that? It is the wounding of our intestinal fortitude and the weakening of our lifetime resolve that occurs when we picked ourselves up of the school yard, hung our head, walked away along and thought, “They must be right, - I - can’t - do - it”. Have you said that about yourself and your business? The difference between those who achieve extraordinary goals and those who don’t, is always in their thinking.

Windsor Castle is said to be the largest occupied castles on earth & the oldest in continuous occupation (around nine hundred years). It’s one of Queen Elizabeth’s three authorised homes, and is regularly commented to be the Queens most favourite home. The Royal Standard flies over the Round Tower of Windsor Castle at anytime Queen Elizabeth the 2nd is at the palace - nevertheless, at other periods, the Union Jack banner soars as normal.
Samuel Pepys once remarked the Castle to be “the solitary most loving castle around.” That was in 1666, & the same has been said today.

The launch of Windsor can be found lying in the beginning of the seventh century Saxon parish of Windlesora, where the existing day village of Old Windsor is situated. Windsor Castle was initially put together by the renowned William the Conqueror, as a result of his assault of England in ten-sixty-six. The original building was put up from lumber with sol ramparts. Windsor Castle held a clear strategic location on a steep hill overlooking the River Thames, & was one part of a group of castles in the region London, with the Tower of London, one day’s trek away, at its centre.
The Castle was reassembled in rock, & increased in significance during the years. Henry II assembled the Round Tower and the original stone outer wall. Following the English Civil War, the Castle’s key role became that of a royal house. Windsor Castle has stayed essentially unaffected ever since the beginning of the nineteenth century, apart from the renovation job that followed the fire in 1992.

I hear it all the time. Entrepreneurs are not convinced that they need a plan. And, I have to admit, when I started my first business back in 1999, I didn’t think I needed a plan either. I just figured I wanted a successful business and that was enough to move me forward. I started working with a business coach who gave me quite a few reasons to write a plan. I broke down and wrote the plan. And you wanna know what? It helped my business take leaps toward my goals.
See, before I had a plan, I was just out here floundering around. I couldn’t even really articulate what success meant to me. Once I had a plan in place, I knew exactly where I was headed, and I had a pretty good idea about how I was going to get there.
It doesn’t matter what kind of business you have - your own, or a direct sales business - you will benefit from having a plan. A business plan includes your long-term goals for your business, as well as a short-term plan to get you there. Still not convinced you need a plan? Here are three good reasons to have one.
1. It’s not so much the plan document itself that is important, but it’s the process of going through and creating a plan. When you create a plan for your business, you really get a chance to pull apart your idea and look at each facet of it. You have the opportunity to decide if this is something you are truly passionate about. And, you get to clearly define your business. When you have a Crystal Clear picture of what your business looks like (on paper, and off) you can articulate what you do to your customers. If you can’t tell people what you do and what your business is about, you’ll lose them.
2. Do you know for sure that you have a viable business idea? Creating a business plan will allow you to see how feasible your ideas are. If you do an in-depth plan that includes financial and market research data, you can see in cold hard numbers how your plan will work. You’ll know exactly how big your market is, and you’ll know exactly how much money you need. You will also be able to see if there are places that you need to make adjustments.
3. You business plan is your road map to success. Without having a clear picture of the end result you’re seeking, how will you know when you get there? Your business plan will allow you to set longer term goals, and it will give you a plan that you can follow to achieve them.
It’s possible to create and follow a very simple plan. In fact, your plan doesn’t have to be longer than one page. A good plan includes your vision, mission, your objectives (or goals), and the strategies you will use to reach your objectives.
If you are not seeking financial backing, you can create a simple plan simply by outlining the sections mentioned above. Once you’ve set up your plan, take action. It’s not enough to just write everything down. Follow your plan and update it often. Before you know it, you’ll have a Powerful Business!

When I coach my clients on how to get more business from their e-zines, I’m delighted to see that they spend time on creating content that builds a relationship with their readers.
But I see many of these publishers overlooking the very beginning of their valuable relationship with their subscribers. For example, the “thank-you” page.
If I sign up for your e-zine at your site, where am I taken afterwards?
I hope it’s not a page that only says something vague like “form received” or even worse, nothing, leaving me wondering whether my signup was successful.
Create a thank-you page where new signups go to right after they complete the form. On this page, be sure to:
Example: “Thank you for subscribing to [E-zine Name Here]!”
For example, do I have to watch my e-mail inbox for a confirmation message? This is ESPECIALLY important if you use a double opt-in process that requires me to reply or click on a link in that e-mail in order to complete my sign-up. If you don’t point this out on the thank-you page, there’s a chance that I’ll assume the e-mail I receive is just a welcome letter and won’t open it.
Include your photo and signature if you can. Being personal helps me feel like I know you, and remember this is important because I’m more likely to BUY from those I feel I know and trust.
This fast-forwards your relationship with your subscribers by already making them feel like you care. Something like this will do: “I’d love to hear what topics YOU would most like to see covered in upcoming issues of [E-zine Name Here].” Put your e-mail address right on the page and make it clickable.
You can also insert an automatic subject line in the link such as “ezine_idea” by forming your link like this: mailto:yourname@yourwebsite.com?subject=ezine_idea. When someone clicks on that link, it will automatically create an e-mail addressed to you with the subject line “ezine_idea.” This will help you keep these requests organized on your end.
Why not give them a discount on one of your products or services right there? For example, you could say, “I know you signed up for my e-zine to get great tips on [subject matter here]. Wouldn’t you like to get started right away? My [book, special report, teleseminar etc.] will walk you through the entire process, step by step. And if you act right now, I’ll give you a 10% discount. Cl1ck here to learn more.”
No, that wasn’t a typo. Find one or two other publishers whose target market matches yours but who aren’t direct competitors, and cross promote each other on your thank-you pages. This process is also called “co-registration.”
The copy might read, “Don’t miss these other two e-zines that I read regularly and highly recommend!” Then follow with brief descriptions and sign-up instructions.
Several publishers I know with very large lists share that this method has been one of their best ways to gain subscribers faster on a regular basis. And your new subscribers will be happy to consider whatever other resources you recommend.
Remember, You’re Laying the Foundation
The point of all this? By taking extra care with your new signups, you lay the foundation for a long and profitable relationship with your readers.
